MINX MINY is 0 in gcode start and I cant do bed mesh only for part area.

Thanks for the report.
This appears to be a duplicate of #21132 .
That is a bug in 5.11.0 caused by a problem with "Z-hop on retraction". The setting causes a line to be added to the beginning of the print.
The inserted line will be something like:
"G0 F7200 X0.00 Y0.00 Z0.40"
It's the X0 Y0 that is causing the problem.
If that is not causing your problem, please zip and upload a project file.

There is no "great" workaround for the above bug.

• You can enable "whole bed leveling" instead of trying to constrain it to just the print area.
• You can shut off Z-Hops, slice, open the Gcode and find the MINX and MINY. Write them down. Then turn Z-Hops back on and slice again. Open the Gcode and enter the new MINX and MINY numbers that you wrote down.
• An alternative is to turn Z-Hops off and use the post processor "Z Hop on Travel". It works differently in that it does not count on retractions to hop, just on the length of a travel move. You can choose to add retractions if they are necessary. It will not affect "MINX" or "MINY".

You could also use Search and Replace. There are many forms for the 'Search' to take. The simplest would be.

Search: 'X0.00 Y0.00 '
Replace: ''
There would be not "quotes" in the entries. I added them because the "Search" line requires that you include a trailing "space" character, and the "Replacement" is an empty string.
The other settings would be:
Replace First Instance Only: True
Ignore StartUp Gcode: True
Ignore Ending Gcode: True
