I can start on this now. Plan: grep the whole app for NEXT_PUBLIC_ so the table is generated from what the code actually reads rather than from whatever the old docs claim, then document each var with its purpose, whether it's required, and the default. For the demo-mode part I'd trace which vars are checked for empty and note exactly which ones flip the app into demo mode, since that's the bit people get wrong. Then ship a .env.example that matches the table line for line and actually boots locally, and flag any var I find referenced but never set so you know about it. Happy to take it on.

I will inventory every NEXT_PUBLIC_* read from the current source and turn it into one source-backed reference covering purpose, required/optional status, safe example, default, and exact empty/unset behavior. I will reconcile that table with .env.example—including the currently used demo-mode switch that the example does not list—without adding secrets, add a focused drift check so newly referenced variables cannot silently escape documentation, and verify clean demo-mode and fully configured local boots plus env tests, typecheck, lint, and build.
